Additional Clauses:

Before Signing the Lease:

1. Conditional on proof of employment or proof of funds.

2. Conditional on verification of the tenant's credit

report, to the full satisfaction of the landlord, and

consent to verify payment habits with the references of the

former owners.

3. The tenant accepts that the landlord has the right to

carry out an independent verification credit and payment

history with the Corporation of Real Estate Owners of

Quebec (CORPIQ).

4. The tenant must provide proof of civil liability

insurance ($2M) for the duration of the lease and must

provide it before signing the lease.

5. The tenant must provide a letter confirming the transfer

of the Hydro-Québec account.

6. The tenant must read and accept the rules and

regulations of the building.

7. The tenant is responsible for all rules and fees related

to moving in and moving out required by the union.

8. The Quebec lease can be drawn up in English or French.

During the Lease:

9. Only tenants on the rental promise and the lease

contract are authorized to the locals, the residents.

10. No pets

11. The tenant must not, and must not allow anyone, to use,

cultivate, smoking or vaping tobacco, cannabis or any other

illegal substance in a party interior of the premises, in

the common areas

12. No Airbnb or similar short-term subletting. Any such

activity will be considered a fundamental breach of the

lease. Tenant agrees that Landlord may evict Tenant

immediately. If proven, the landlord can provide official

notice to the tenant and the tenant will be required to

leave immediately.

13. The tenant will be responsible for paying any penalty

due to his non-compliance with the regulations and the

declaration of co-ownership.

14. The Renter will also be responsible for paying any

charges due to lost keys or magnetic keys.

15. The tenant is not allowed to sublet or transfer the

lease without permission written by the owner.

End of the Lease:

16. The tenant, at his own expense, must return the rental

unit in its original condition (including appliances),

covering all damages (beyond normal wear and tear) and

cleaning costs.

17. At the end of the rental period, the unit must be

returned in the same condition as when rented, including

all inclusions of the unit, as well as the general

condition of the unit.

18. If at the end of the period the lease is not renewed,

the tenant MUST honor ALL visiting requests for all future

tenants, for which 24 to 48 hours notice will be given. The

same goes for visits from potential buyers if the condo is

put on sale during the rented period.
