Before signature of the lease

- The lessor will be able to perform a credit check prior

to signing the lease

- At the signature of the lease, the tenants will provide 2

months + GST/QST representing the 1st and last month

- At the signature of the lease, the tenants will provide 2

months security deposit that will be withheld until the end

of the lease and given back if there are no substantial

damage done to the space or in respect to all other clauses.

-The tenant will be provided with the building rules and

regulations and must sign prior to signing the lease.

- The tenant shall assume all costs related to renovation

and permits. A construction plan must be submitted to the

landlord for approval 30 days prior to commencement.

During the term

-The lessor will increase rent by an amount each year. This

will be discussed with the tenant.
