Pre-rental:
1. Conditional upon a letter of employment or proof of income.

6. The tenant must read and agree to the building rules.
7. The tenant is responsible for all move-in and move-out rules and fees required by the condominium association.
During the lease:

9. The tenant shall not, and shall not allow anyone to, use, cultivate, smoke, or vape tobacco, cannabis, or any other illegal substance in any indoor area of the premises, common areas, or the property of which they are a part.
10. No short-term subletting via Airbnb or similar services. Such activity will be considered a repudiation of the lease.
13. The tenant will be responsible for paying any penalties due to their failure to comply with the bylaws and declaration of co-ownership.
14. The tenant will also be responsible for paying any fees due to the loss of keys or key cards.
15. The tenant is not permitted to sublet or transfer the lease without the written consent of the Landlord.
End of lease:
16. At the end of the lease term, the unit must be returned in the same condition as at the time of the lease. This includes all unit inclusions, as well as the unit's overall condition.
17. If the lease is not renewed at the end of the term, the tenant MUST accommodate ALL showing requests from all prospective tenants, for which 24 to 48 hours' notice will be given. The same applies to showings from potential buyers should the condo be put up for sale during the lease term.
