RENTAL TERMS AND ADDITIONAL INFORMATION
RENT AND TERM: The monthly rent is set at $1,800, payable on the first day of each month. Long-term lease (minimum 12 months) with the possibility of renewal subject to market conditions and mutual agreement. Short-term rentals are not permitted.
INCLUSIONS: The rent includes the stove, refrigerator, washer, dryer, wall-mounted air conditioner, and water tax. The tenant thus benefits from a move-in-ready unit, reducing moving-in expenses.
EXCLUSIONS / COSTS TO BE PAID BY THE TENANT: Electricity (for electric baseboard heating and hot water) is the tenant's responsibility; the tenant must open an account in their name with Hydro-Québec at the start of the lease. The tenant is also responsible for purchasing tenant's home insurance covering their personal property and civil liability; proof of this insurance will be required before taking possession.
RESTRICTIONS: No smoking (including cannabis and e-cigarettes) inside the premises. Pets are not allowed. The tenant agrees to respect the peace and quiet of the occupants of the neighboring unit (semi-detached building) and to keep the premises clean and in good condition.
TERMS OF ACCEPTANCE: All rental applications are subject to the landlord's approval. The applicant must provide: a valid form of identification, proof of income or employment, references (employer and/or previous landlord), and authorization for a credit check. These requirements are intended to ensure a healthy and long-lasting tenancy.
OCCUPANCY: The number of occupants must remain reasonable and commensurate with the size of the dwelling. Any sublease or assignment of the lease must be subject to a prior written agreement, in accordance with the provisions of the Civil Code of Québec.
INVENTORY OF PROPERTY: A joint inspection will be conducted upon the tenant's move-in and move-out. The dwelling is offered as is; the tenant acknowledges having reviewed its condition during the viewing.
MAINTENANCE: The tenant agrees to maintain the premises with care, to promptly report any breakage or defect, and to allow the landlord reasonable access for repairs or inspections, upon notice in accordance with the law.
