Additional clauses:
-The Lessor agrees to inspect the premise with the tenant on the date of occupancy to verify the
condition of the premise. The lessee will take any pictures necessary as proof of condition.
-The Lessee agrees to inspect the premise with the Lessor on the last day of the lease to verify
condition of the premise.
1. Tenants must be non-smokers and shall not permit anyone to use, grow, smoke or vape tobacco,
cannabis, or any other illegal substance in any indoor part of the premises, the common areas or
the property of which they form a part.
2. Conditional upon receipt of a letter of employment (including salary, position, duration, and
status) and the most recent pay stub showing cumulative earnings to date, or proof of funds; and
upon satisfactory credit verification, including consent to verify payment history with previous
landlords. The tenant authorizes the Landlord to conduct independent credit and payment history
checks with the Corporation des propriétaires immobiliers du Québec (CORPIQ).
3. Tenant must provide proof of civil liability insurance ($2M) for the duration of the lease and
must be provided prior to the signature of lease.
4. Tenant must provide a confirmation Letter of the Hydro Quebec Account Transferred.
5. Tenant must read and agree to the building's by-laws and regulations and will be responsible
for any penalties resulting from failure to comply.
6. Tenant is responsible for all move-in & move-out related rules & fees required by the
syndicate.
7. No Pets, no animals, no insects
8. Only tenants who are listed on the promise to lease and the lease agreement are allowed to
reside within the premises. Any unauthorized residents would be considered a breach of the lease.
9. No Airbnb or similar short-term sublet. Any such activity will be considered a repudiatory
breach of the lease. Tenant is not allowed to sub-lease or lease transfer without written
permission from the Landlord.
10. If at the end of the term the lease is not renewed, the tenant MUST honour ALL visit requests
for all prospective tenants, for which 24-48 hours' notice will be given. The same applies to
visits from prospective buyers in case the condo goes for sale during the term leased.
11. Acceptance is conditional upon the tenant signing the Condo's Maintenance Guidelines.
