- The Lessee must submit a consent to check payment habit form, a recent Equifax or transUnion credit score report and a recent letter of employment that shall be verified by the Lessor and will be conditional to the Lessor's approval, otherwise the Promise to Lease shall be rendered null and void.

Appliance Repairs
All repairs, maintenance, or replacement of appliances located within the dwelling shall be the sole responsibility of the Lessee and carried out at their expense, unless otherwise agreed to in writing by the Lessor.
Damage to the Unit
The Lessee shall be fully responsible for any damage caused to the dwelling unit, whether by the Lessee, their guests, or any person under their responsibility. All such damages must be repaired promptly at the Lessee's expense and to the satisfaction of the Lessor.
Building Rules and Regulations
The Lessee acknowledges having received a copy of the building's rules and regulations and agrees that they form an integral part of this lease. The Lessee undertakes to comply with all such rules at all times. Failure to comply with the building's rules and regulations shall constitute a breach of the lease and may result in the issuance of a formal notice and, if not remedied, termination of the lease at the Lessor's discretion.
