Additional Clauses:
Before Signing the Lease:

1. Conditional upon proof of employment or proof of funds.
2. Conditional upon verification of the tenant's credit report, to the landlord's full satisfaction, and consent to a verification of payment history with references from previous landlords.
3. The tenant agrees that the landlord has the right to conduct an independent credit and payment history check with the Corporation of Quebec Landlords (CORPIQ).
4. The tenant must provide proof of liability insurance ($2 million) for the term of the lease and must provide it before signing the lease.
5. The tenant must provide a letter confirming the transfer of the Hydro-Québec account.
6. The tenant must read and accept the building's rules and regulations.
7. The tenant is responsible for all rules and fees related to moving in and out as required by the condominium association.
8. The Quebec lease may be written in English or French.
During the Lease:
9. Only tenants named on the lease agreement and the lease contract are permitted on the premises.
10. No pets.
11. The tenant must not, and must not allow anyone else to, use, cultivate, smoke, or vape tobacco, cannabis, or any other illegal substance in any indoor area of the premises, including common areas.
12. No Airbnb or similar short-term subletting. Such activity will be considered a fundamental breach of the lease. The tenant agrees that the landlord may evict the tenant immediately. If proven, the landlord may provide the tenant with formal notice, and the tenant will be required to vacate the premises immediately.
13. The tenant will be responsible for paying any penalties due to non-compliance with the building regulations and the declaration of co-ownership.
14. The tenant will also be responsible for paying all costs due to the loss of keys or key fobs.
15. The tenant is not permitted to sublet or transfer the lease without the landlord's written consent.
End of Lease:
16. The tenant, at their own expense, must return the rental unit in its original condition (including appliances), covering all damages (beyond normal wear and tear) and cleaning costs.
17. At the end of the lease term, the unit must be returned in the same condition as at the start of the lease, including all unit inclusions and the unit's overall condition.
18. If the lease is not renewed at the end of the term, the tenant MUST accommodate ALL showing requests from prospective tenants, for which 24 to 48 hours' notice will be given. The same applies to showings from potential buyers should the condo be put up for sale during the lease term.
