During lease
9.The Lessee shall pay the rent directly to the Landlord by e-transfer on or before the 1st of each month
10.All communications between the Landlord and the Lessee
shall be in writing and delivered via mail, email, text message or other means
11.No Pets
12.The Lessee shall not, and shall not permit anyone to use/grow/smoke/vape
tobacco or cannabis, nor any illegal substances in any indoor part of the premises, the common areas or the property of which they form a part
13.No Airbnb or similar short-term sublet/rentals will be permitted
14.The Lessee is not permitted to duplicate keys without first receiving written consent from the Landlord. The sharing of keys or providing a set of keys to anyone other than those specifically listed on the lease is not permitted
15.The Landlord reserves the right to enter the unit with 48 hours of notice, to perform necessary repairs and/or maintenance
16.Lessee shall immediately notify the Landlord in writing of any malfunction or failure of appliances. Landlord shall use reasonable efforts to repair or replace the equipment as soon as possible but shall not be responsible for any inconvenience or damages caused by the failure of the equipment. Tenant shall not be entitled to any refund or reduction of rent because of the failure of the equipment.
17.No alterations shall be made to the premises (including paint) without the Landlord's prior written approval. Other than approved picture hooks, no spokes, hooks, screws, adhesives or nails shall be put into/onto the walls, ceiling or flooring of the premises. Landlord reserves the right to receive photo approval of wall/door decorations/fixtures and where it will be placed before installation of the decoration/fixture
End of the Lease
18.The Lessee will be responsible for paying any fees due to the loss or damage of any keys or the fob
19.On the day of the end of the lease, the Landlord and Lessee will meet to conduct an inspection of the unit; keys will be returned at this time
20.At the end of the lease term, the unit must be returned in the same condition as when initially rented
21.If the Lessee does not renew the lease at the end of the term, the Lessee MUST honour ALL visit request
